Layers were read October 20, 2026. A coloured area is a published map, not a score and not a decision. Intersection uses the polygon, the line, or the point, not the bounding box. The NVCA layer is the regulated-area polygon. Being inside it means a permit is required. It does not, by itself, mean development is prohibited. Red is reserved for a rule that says no, such as a provincially significant wetland. Zoning polygons were not available to download. No ward map was in the public layers, so this tool does not name a ward.

Who protects what
Town of Collingwood. The official plan and zoning by-law say what a lot is for. The Town also keeps the heritage register and the downtown heritage district. Phone 705-445-1030. Zoning polygons are not in this tool yet.
NVCA. The conservation authority maps flooding, erosion, wetlands and watercourses, and permits work inside the regulated area. Phone 705-424-1479. A separate flood line was not available to download.
Niagara Escarpment Commission. The Commission plans the escarpment and permits development in the control area. Phone 905-877-5191.
The Province and Canada. The Province writes the Provincial Planning Statement and maps wetlands, woods, and the 1 km species grid. Canada maps aquatic critical habitat. Source-water zones are from the South Georgian Bay Lake Simcoe plan.

- County tree-cutting permits. These are County tree-cutting permits already issued, not a map of where a permit is required, and not the Town's tree by-law. The service counted permits but refused to return the shapes, so none are drawn. Ask County of Simcoe.
- Zoning. The zoning polygons are not available as a download. This tool does not guess the zone and does not state a zoning setback. Ask Town of Collingwood.
- County greenlands. The schedule is a PDF, not a polygon file this tool could download. County greenlands are not drawn. Do not read a blank here as 'not greenlands'. Ask County of Simcoe.
- Floodplain, as its own layer. No separate floodplain file for Collingwood was found. Flooding is inside the NVCA regulated-area layer, which is not split into flood, erosion and wetland. This tool will not draw a flood line of its own. Ask Nottawasaga Valley Conservation Authority.
- Georgian Bay shoreline hazard. The regulation describes a 100-year flood level, a stable-slope line, a 30 metre dynamic-beach allowance where a dynamic beach exists, and a further 15 metres. Those lines need NVCA's shoreline study. They are not drawn here. The regulated-area layer is what this tool can show. Ask Nottawasaga Valley Conservation Authority.
